새로운 공간에 대한 지속적 수요는 기존 건물에 대해 압력을 증가시키고 있다.
뮌헨도 마찬가지다.
지붕 연장이나 층수를 통해 밀도를 높이는 전략은 이미 당국이 거의 다 써버렸거나 제한한 상태다.
고밀도화를 모색하기 위해, BUERO WAGNER는 지하층으로 눈길을 돌렸다.
런던에서는 이런 추세가 수십 년 동안 뚜렷하게 드러나고 있다.
뮌헨에 위치한 사무실 개조를 위해 이들은 개방된 지하실을 활용했다.
공역(空域)을 통해 1층과 연결하는 시도였다.
설계팀은 적당한 조명을 제공하기 위해 창문들을 지하실까지 확장시켰다.
뒷면을 알루미늄 절연체로 만든 은색 커튼을 배치, 주방과 수납 선반뿐 아니라 화장실과 수납실로 이어지는 통로를 가렸다.
에어캡으로 만든 커튼은 내부로 충분한 빛을 유입하면서 프라이버시를 제공한다.
새로운 매스에는 아연도금 강철 창살로 만들어진 시설을 통해 접근이 가능하도록 설계했다.
설계팀은 건물의 지지구조물을 최대한 보존하면서 표면만 새로 단장했다.
지하실에서는 콘크리트 바닥 슬래브를 노출했고, 1층 바닥은 참나무 모자이크 쪽마루로 다시 마감했다.
가구는 아연도금 철제 창살로만 만들었다.
나사 접합부 없이 철제 가구와 고정장치를 용접하여, 가구의 추상성을 더욱 높인 부분이다.
선반과 조명은 아연도금 케이블 트레이로 제작했다.
매스 바로 옆에는 직접적인 접근로를 제공하는 아파트가 있다.
프로젝트는 팬데믹 기간에 생활과 작업을 한 곳에서 할 수 있게 하기 위해 실현됐다.
개조작업은 알루미늄 절연체, 에어캡, 아연도금 창살, 아연도금 강철, 아연도금 케이블 트레이, 재활용 합성 폼 등 산업 자재에 대한 법규로 실행되었다.
이러한 전통적이고 진부한 자재들은 그것들과 맞지 않는 환경에서의 가공과 사용을 통해 새로운 가치를 갖게 되고,
사용, 전용, 시공기준의 완성에 관한 문제를 의도적으로 열어두는 추상적이고 일시적인 특성을 실내공간에 부여한다.

In the search for further redensification, BUERO WAGNER paid attention to the basement floors. In London, this trend has been evident for decades.
In the office conversion in Munich, the basement was opened up and connected to the first floor via an air space.
Windows were extended into the basement to provide adequate lighting.
Silver curtains made of aluminum vapor barriers on the back conceal the kitchen and storage shelves,
as well as the passages to the toilet and to the storage rooms.
Curtains made of bubble wrap provide privacy while allowing sufficient light coming into the interior.
The new unit can be accessed via fixtures made of galvanized steel gratings.
The building stock was preserved as far as possible, and only the surfaces were refurbished.
In the basement, the concrete floor slab was exposed, and the ground floor was refinished with the oak parquet.
The furniture was manufactured exclusively with galvanized steel gratings. The steel furniture and fixtures were
welded with no screw connections, which further enhances the abstract nature of the objects.
Shelves and lighting were built with galvanized cable trays.
Right next to the unit, there is an apartment offering direct access.
The project was realized during the pandemic in order to enable to live and work in one place.
